Ductless mini-split installation in Herndon, VA
A mini-split earns its place where ductwork does not exist or does not reach: a converted garage, an addition, a finished attic, the one room the rest of the house never keeps up with.

What this work covers
- Single-zone and multi-zone systems
- Indoor head placement and sizing per zone
- Line set routing and length limits
- Condensate drainage, by gravity or pump
- The dedicated electrical circuit the outdoor unit needs
Sizing on a mini-split is done per head, not per house, and that is where most disappointing installations come from. A head with too much capacity for its room cools the air quickly and then throttles down or shuts off, which leaves humidity behind — and in a Virginia summer a room that is cold and damp is not a room anyone describes as comfortable. Modern inverter systems tolerate this better than older equipment did, but they do not fix it, and a room-by-room calculation is still the difference between a system that is pleasant and one that is merely cold.
The physical constraints are worth understanding before you pick head locations. Every indoor head needs a path back to the outdoor unit for its refrigerant line set, its control wiring, and its condensate — and condensate is the one that surprises people, because a head mounted where gravity will not carry the water out needs a small pump, which is a component that can fail and that makes noise. Manufacturers also publish maximum line set lengths and vertical separations, so a head at the far end of the house is a specification question, not just a longer run.
Then the electrical. A mini-split outdoor unit generally needs its own dedicated circuit, and electrical work in Virginia carries its own specialty designation under the contractor licensing system. Some HVAC companies hold it or carry an electrician; others subcontract. Either is fine — what matters is knowing which, and that the circuit is permitted and inspected like any other new circuit.
What to ask before you book
- Was each zone sized for its own room, or the whole system for the square footage?
- Where does the condensate go, and does any head need a pump?
- Who is doing the electrical, and are they licensed for electrical work?
- Is the line set length within the manufacturer's specification for this layout?
